How can I tell if a property will generate a positive cash flow for me?

We provide clients with a comprehensive detailed income and expense analysis on every property purchased through our company. You’ll see at a glance what and how a recommended property will means improved cash flow.

 

Will these properties appraise? Will they appreciate?

We recommend no property unless it will appraise higher than the purchase price plus repairs. CNN Financial reported earlier this year that annual residential real estate appreciation rates in Western NY were expected to be in the 6-8% range for this year.

We have found that the rate on homes recommended by the Syd Chase Group are generally in the 10-15% range, depending on the area.

 

How do I finance my property?

Talk to our finance department. You may find that you have more options, income, or resources than you thought you had.

Also, we work with preferred lending partners, and are dedicated to arranging the best possible terms for our customers.

Can I turn around and immediately resell my property for a profit?

That’ll depend on your long term goals and the plan you’ve put together with the Syd Chase Group. Some properties can be purchased for the long term of 3 years and more, while others can be turned around for short term resale in a year to as little as 3 months.

What do I need to know about the the process of closing on a real estate investment?

Here’s some helpful information regarding property closings.

  • The buyer doesn’t have to be present at closing. Closing can be completed by express mail.
  • All aspects of the closing will be handled by our closing attorney.
  • Closings will be scheduled 15-30 days from the date the property goes under contract.
  • The earnest money deposit is credited towards the final amount owed at closing.

What is an ‘earnest money deposit’ and why is it necessary?

An Earnest Money Deposit holds the property for the buyer, and shows to the seller the sincere interest of the buyer in purchasing the property. The Earnest Money Deposit is credited towards the buyer’s down payment at closing.

 

Will you service my properties once I have purchased them?

Once the property has been purchased, our affiliated sister company, 3:16 Property Services, will have everything in place ready to begin servicing your property. The transition will be seamless.

 

Can your Property Service Company manage my other properties?

Each property will be considered on a case by case basis.


What does the Property Service Company Charge?

3:16 Property Services is unique in that you can save the 10% a month normally charged and still not have to deal with the tenant. Instead of the service company collecting the rent, you can have rent sent to you monthly.
